After Builders Cleaning: What to Expect and Why the Dust Goes Everywhere
Renovation finished, tools packed away, but a fine layer of dust still seems to appear in every room. It is a familiar problem after building work, and it takes more than an ordinary weekly clean to deal with it properly.
Here’s why construction dust travels so far, what an after-builders clean can cover, and how to prepare your home or rental property in Edinburgh and the Lothians.
Why building dust is different
Everyday household dust tends to build up gradually. Renovation work can produce much finer dust from sanding plasterboard, cutting materials, drilling and handling cement or grout. Air movement, open doorways, footwear and tools can carry it well beyond the work area.
The particles settle on floors and furniture, but also on less obvious spots: the tops of doors, window tracks, skirting boards, cupboard shelves, light fittings and accessible vent covers. Some dust may appear after the room has already been wiped because it has settled from the air or been disturbed during the clean.
This is why construction dust can return when you brush a surface or open a cupboard. A careful clean uses suitable equipment and methods rather than simply moving the dust around. The Health and Safety Executive advises against dry sweeping construction dust, as it can send dust back into the air. Read HSE guidance on cleaning construction dust.
A builder’s tidy is not a full clean
A builder’s tidy usually means clearing tools, offcuts and obvious rubbish, then leaving the work area in reasonable order. It is useful, but it does not necessarily include detailed dust removal from every room or surface.
A proper post-construction clean focuses on the fine residue left behind. Depending on the property and agreed scope, this can include dusting accessible high and low surfaces, wiping cupboards and fittings, cleaning bathroom and kitchen surfaces, and carefully removing dust from floors and window areas.
It is worth agreeing what is included before the clean. Large rubble, leftover building materials, specialist stain removal, external windows and carpet cleaning may need to be arranged separately. After-builders cleaning covers ordinary construction residue such as dust and debris; it is not a service for removing hazardous materials such as asbestos, which require licensed specialists. Neither does a cleaning visit replace your builder's own sign-off or inspection arrangements with you.
What an after-builders clean covers, room by room
The work needed depends on the size of the renovation, the surfaces in the property and how far dust has travelled. A typical renovation cleaning visit may cover the following areas.
Throughout the property
Accessible door frames, skirting boards, switches and handles
Shelves, cupboard fronts, ledges and other reachable surfaces
Radiators and pipework on accessible surfaces
Floors, with a suitable method for the floor type
Window sills, frames and tracks where included
Kitchen
Worktops, splashbacks, sink and taps
Cupboard and drawer fronts, and interiors if agreed
Hob and other appliance exteriors
Kickboards and accessible corners where dust collects
Bathroom and WC
Basins, taps, toilets, baths and shower surfaces
Tiles and accessible fittings
Vanity units and mirrors
Floors and accessible extractor covers
Bedrooms and living areas
Wardrobes and shelving, inside if agreed and cleared
Window recesses and tracks
Doors, skirting and reachable surfaces
Carpet or upholstery cleaning if separately requested and suitable
Some new or delicate materials need a surface-appropriate product and a gentle method. Paint, grout, natural stone, timber and new sealant can all require care. Let the cleaning team know about recently installed finishes or surfaces with specific instructions. Internal ductwork or electrical fittings are not part of ordinary surface cleaning.

When should you book?
The main clean is best carried out once dusty building work has finished. That usually means plastering, sanding, cutting, drilling, tiling and decorating are complete, and trades are not due back to create more dust.
You can reserve a cleaning date in advance, especially if you have a move-in, tenant handover or other deadline. Before confirming the visit, check with your builder whether any dusty work or touch-ups remain. If contractors return after the clean, you may need another visit.
For projects with snagging or final repairs, it can make sense to have the main dust removed after the building work, then arrange a final touch-up clean after the contractors have finished. Allowing a day or two after dusty work or repairs can give airborne dust time to settle before that final visit.
What to check before the cleaners arrive
A few simple preparations help the clean go smoothly:
Confirm that dusty work is finished and tell the cleaners about any planned return visits.
Ask the builder to remove rubble, offcuts, packaging and leftover materials. Builders’ waste usually needs to be cleared before a cleaning visit.
Make sure water and electricity are on, with safe access to the rooms being cleaned.
Remove tools and personal belongings from the areas you want cleaned.
Point out new, delicate or unsealed surfaces and any areas that should not be touched.
Agree whether cupboards, appliances, carpets, external windows or paint and grout marks are included.
If you are unsure about a mark or residue, mention it before cleaning. Some materials can be damaged by scraping or the wrong product, so it is better to check than risk the finish.

Frequently asked questions
Should I clean before or after the builders finish?
Arrange the clean after the dusty work is complete and the builders have removed rubble and waste. If trades return afterwards for sanding, drilling or repairs, dust can settle again.
Does after-builders cleaning include removing rubble?
Usually, rubble and building waste should be removed by the builders before the cleaners arrive. Confirm this when arranging the job, as waste removal may need to be organised separately.
How long does post-construction cleaning take?
It depends on the size and condition of the property, how much dust has spread, and what you want included. Share details of the work and the areas that need attention when requesting a quote so the scope can be discussed.
Can you clean around sensitive surfaces or allergies?
Yes. Tell the team about delicate finishes, product sensitivities or allergies before the visit. PRS Services can discuss suitable cleaning methods and using your own products where preferred.
Arrange a clean when the work is finished
A proper after-builders clean helps bring the home back into use after renovation work, without overlooking the dust that has settled in less obvious places. If your project is nearing completion in Edinburgh or the Lothians, request a quote or get in touch once the dusty work is done, and we’ll take it from there.
